We provide a detailed analysis on the property history, city and neighbourhood, and highest and best use. We inspected and provide a thorough description of the site and improvements.
There are three valuation methods that may be used and include the cost approach, income approach, and direct comparison approach. The methods of valuation applied depend on the scope of the assignment and the nature, type, and highest and best use of the property.
