Our commercial valuation and advisory services are completed by a licensed Accredited Appraiser Canadian Institute (AACI, P.App) and are good standing members of the Appraisal Institute of Canada (AIC). The AACI, P.App designation is a rigorous post-graduate AIC Program of Professional Studies though the University of British Columbia. Members are required to participate in continuing professional development programs through the AIC throughout their career.

Our appraisal and consulting services are completed according to the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP). We provide a detailed analysis on the property history, city and neighbourhood, and highest and best use. We inspected and provide a thorough description of the site and improvements.
There are three valuation methods that may be used and include the cost approach, income approach, and direct comparison approach. The methods of valuation applied depend on the scope of the assignment and the nature, type, and highest and best use of the property.

To ensure we provide you with the most accurate and timely services, we have provided the details we will be asking you for although some may change depending on the nature of the property:
- Signed copy of the quote with instructions to proceed;
- Contact person and number to set up the inspection;
- Copy of current tax notice, legal description and civic address;
- Copy of surveyor certificate(s), if available;
- List of any outstanding fire, health orders or warrants, if available;
- List and cost of major repairs or equipment replacement and supplies, etc. over the last 3 years;
- Copies of any condition reports, i.e. roof, mechanical, etc., if available;
- Income and expense statements from the past three years.
